The AI platform for next gen land development
Powered by agentic AI and a deep knowledge layer, Dirt is like your team of senior analysts producing high quality work that you can review, adjust, share for collaboration without the manual lift.
AI Site Feasibility
A consistent way to answer: is this worth pursuing — across multiple modules.
Environmental
Zoning
Infrastructure
Deal Materials in One Click
Generate polished, shareable deliverables in seconds, using the full parcel record and the standards your team already trusts.
AI Municipal Insights
Turns years of board votes, staff recommen-dations, and parcel-level precedent into a clear political-environment score, with the cited reasoning behind every call.
AI Concept Plans
Generates site concept plans in seconds — visualize what you can build before committing a dollar.
Security & Governance wraps every layer
Every deal, adjustment, and bit of business logic you put into Dirt lives in your own private workspace. It’s never shared across customers and never used to train anyone else’s models. Every output is traceable, and every change is logged — so you always know what informed a decision, and who made it.
Your buy box criteria, IC memo template, and feasibility format, built into every output.
Data & Integration
Zoning, land-use maps, ESAs, soil and rock studies, GIS, and emails etc, pulled on demand.
Agentic Harness
The orchestration engine that turns general-purpose LLMs into land-development agents.
LLM
We pick the best model for each task, so every leap in the frontier models makes Dirt better.
Context & Knowledge

Dirt runs on four layers. A context and knowledge layer holds your firm's buy box criteria, IC memo template, and feasibility format, so they're built into every output. A data and integration layer pulls zoning codes, land-use maps, ESAs, soil studies, GIS layers, and even emails, on demand. An agentic harness — the orchestration engine — turns general-purpose AI models into land development agents. And at the base, Dirt picks the best AI model for each task, so every leap in the frontier models makes Dirt better.
Is Dirt's data live or preloaded?
Live. Dirt pulls data when you run an analysis, so every site is evaluated against the most current public record — a moratorium passed last month or an ordinance amended last week is in the result. There's no preloaded database aging between refreshes, which is also why Dirt works in any market rather than on a build-out schedule.
How does Dirt use my firm's own documents?
Your buy box, templates, and documents — Phase I ESAs, soil studies, engineer emails — become part of a persistent knowledge base unique to your firm. Dirt reads them alongside the public record, so the analysis reflects what your team actually knows about a parcel, and the deliverables come back in your firm's formats. That knowledge base lives in your private workspace and sharpens with every deal.
Is my data used to train AI models?
No. Your data is never used to train third-party foundation models and is never shared across customers. Everything you put into Dirt — deals, adjustments, business logic — lives in your organization's private workspace, every change is logged, and you can export your data whenever you want.
How does Dirt avoid hallucinations?
Three ways. Dirt knows which sources are reliable and recent — a FEMA map outranks a blog post — and it pulls from the authoritative record rather than generating from memory. Every data point is cited to its source, so you can click through and verify. And when data is unavailable or incomplete for a jurisdiction, Dirt flags the gap instead of guessing. Every assumption stays editable and every output auditable — Dirt does the work, you make the call.
